An Important Permitting Distinction

East Los Angeles is unincorporated Los Angeles County – not part of the City of Los Angeles. Building permits go through the LA County Department of Public Works, Building and Safety Division, not LADBS. This distinction catches many homeowners and contractors off guard. The county process has different forms, fees, and inspection protocols than the city. We’ve worked with LA County Building and Safety many times and handle local building requirements as part of our standard process.

The bungalows and cottages throughout East LA were built for working families – compact floor plans, minimal fenestration, and interiors that can be quite dark despite California’s abundant sunlight. Spanish Colonial homes in the area often have clay tile roofs that require specialized flashing work – we have the experience to do tile work correctly.

Repair and Replacement

Many homes in East LA have older acrylic bubble skylights that are long past their useful life – yellowed, cracked, and leaking. We replace these with modern Velux fixed or fresh air units that meet current energy codes and provide a significantly better user experience. Replacement is often more cost-effective than continued patching of an aging unit.
