Skylights for Highland Park and Eagle Rock homes
Northeast LA has some of the best early houses in the city: Craftsman bungalows on the flats of Highland Park and Garvanza, Spanish and Tudor revival homes in Eagle Rock, and mid-century houses on the hillsides around both. Many have dark center hallways and kitchens, and many have older skylights that leak or have gone cloudy. We add new skylights and sun tunnels, and we repair and replace the ones already there. We’ve been in business in Los Angeles for 12 years.
Highland Park: Craftsman country
The streets around Figueroa and the Arroyo Seco are lined with 1900s to 1920s Craftsman bungalows and two-story Craftsman houses. Much of the area is in the Highland Park-Garvanza Historic Preservation Overlay Zone, one of the largest in the city. These houses usually have moderately pitched roofs with composition shingle, solid rafters and plaster or wood ceilings. A low-profile glass skylight between the rafters suits them far better than a bubble dome, and on a rear slope it usually can’t be seen from the street.
Eagle Rock: a wider mix
Eagle Rock has Craftsman houses too, but also 1920s and 1930s Spanish, Tudor and period revival homes, post-war ranch houses, and mid-century homes on the hills toward Glendale and Pasadena. Spanish homes often have clay tile, which needs careful removal and proper flashing around a new opening. Hillside homes can have steep roofs, several roof levels, and long light shafts that need planning.
What we do here most
- New skylights over center hallways, kitchens and bathrooms in bungalows. See new installation.
- Sun tunnels for small bathrooms and closets. See sun tunnels.
- Leak repair, often at the flashing rather than the skylight itself. See skylight repair.
- Replacing old domes with glass. See skylight replacement.
HPOZ review and permits
Highland Park and Eagle Rock are both in the City of Los Angeles, so permits go through LADBS. If your house is in the Highland Park-Garvanza HPOZ, exterior changes visible from the street may need review by City Planning’s preservation staff before the building permit. A skylight on a rear slope often avoids that. Hillside properties in both neighborhoods can also fall under the City’s hillside rules. We check the address before quoting and handle the permit.
Highland Park & Eagle Rock skylight FAQ
Can I add a skylight to a house in the HPOZ?
Usually, especially on a slope that isn’t visible from the street. We’ll check before you commit.
Will a skylight crack my plaster ceiling?
Not if the opening is cut carefully and supported. We cut cleanly and leave the edge ready for finishing.
Skylight or sun tunnel for a small bathroom?
A sun tunnel is often the better fit. It’s smaller, quicker and less expensive.
What does it cost?
A new opening is roughly $4,000; a sun tunnel roughly $1,500. See the cost guide.
