Skylights in Downtown Los Angeles

Downtown’s skylights are mostly on old buildings doing new jobs. Warehouses in the Arts District became lofts and offices. Office buildings and banks in the Historic Core became apartments under the City’s adaptive reuse rules. Many of these buildings still have original sawtooth, monitor or hipped skylights, often patched for decades. Newer towers and podium buildings have skylights over lobbies, atriums and amenity decks. We repair, restore and replace all of them, for owners, HOAs, property managers and contractors.

Lofts and converted industrial buildings

In the Arts District and the industrial blocks east of Alameda, many buildings have rows of skylights that once lit factory floors. Typical problems:

  • Failed glazing. Old wired glass cracks, putty and gaskets dry out, and panes slip.
  • Corroded frames. Steel frames rust at the sills and connections.
  • Leaking curbs. Decades of re-roofing leave curbs too short, and the joint between curb and roof fails.
  • Heat. Single-pane glass makes top floors hot.

Where the frame is sound, we can often reglaze and reseal rather than replace (see architectural glass reseal). Where it isn’t, we replace with insulated glass systems that keep the building’s character. For loft owners, it matters that the result looks intentional, so we match profiles and proportions.

Historic Core and adaptive reuse buildings

Older high-rises converted to residential often have skylights over light wells, lobbies and top-floor units. Some buildings are historic landmarks, and visible changes may need review. We work with building engineers, HOA boards and architects, and we plan around tenants, elevators and freight access.

Towers, podiums and atriums

Lobby and atrium skylights in newer buildings are usually large custom systems. Common service calls are failed seals, fogged insulated glass, leaking gaskets and cracked panes. We do custom glass replacement and resealing, and we can assess whether a system needs full replacement.

Safety, smoke vents and code

Many Downtown roofs have skylights that also serve as smoke vents, or sit near walkways where workers need fall protection. We install skylight safety screens and do smoke vent testing. Commercial work goes through LADBS, and we handle commercial permits and inspections.

Access and scheduling

Downtown work usually means freight elevators, roof hatches, building insurance requirements and limited loading time. We schedule with building management, provide certificates of insurance, and plan crane or hoist lifts when glass is too big for the elevator.

Downtown LA skylight FAQ

Can old industrial skylights be saved?
Often. If the frame is structurally sound, reglazing and resealing can extend its life by years. We’ll tell you if it can’t be saved.

Do you work for HOAs and property managers?
Yes. We quote, schedule access and invoice through management.

What about a skylight over my loft unit only?
We can work on a single unit, with HOA approval for roof access and the work.

How do you price commercial work?
Per job, after a site visit, because access, glass size and the number of units vary so much. See commercial skylights.
